1. First, I do a Comparative Market Analysis to see what homes have sold in your immediate area and compare prices based upon location, square footage, pool or not, number of bedrooms and other details.
You will get comparative market analysis results back within 48 hours, this helps us decide the proper fair market value of your property.
2. All photos/ video will be done by a professional real estate photographer. A drone may be used if helpful. Before photos are taken i will go through your house and indicate anything that needs to be changed before any photos are taken.
3. I will review your home to indicate what I believe may be needed to obtain the best price. If needed, I will have the roof cleaned, sidewalks and driveway pressure cleaned, all at my cost.
4. I use a closing coordinator in all transactions to help in getting the home sold quickly and easily. I will also be with you at the closing table and will explain whats correct and what isn't.
5. Your home is listed in Multiple Listing Service and various other websites to obtain maximum exposure. Open house dates will be set and done RIGHT!

8. In most cases when your home is being shown, I will be present. This is to assess the qualifications of potential buyers and get feedback.
NO ONE WILL EVER WALK THROUGH YOUR HOME UNLESS I AM THERE. THE ONLY EXCEPTION IS IF THE HOME IS VACANT AND YOU DECIDE TO PUT IT ON A LOCK BOX FOR REALTORS.
